*The purchase price is inclusive of HST, net of the existing provincial HST rebate (being a maximum rebate of $24,000). The Federal government has enacted legislation to provide a rebate of the federal portion of the HST for first time home buyers of new homes with a purchase price under $1,500,000.00 (the “Federal FTHB Rebate”). As well, the Ontario government has announced similar legislation to provide a rebate of the provincial portion of the HST (the “Provincial FTHB Rebate”). Further, on March 25, 2026, the Ontario government also announced a proposed expansion of the existing Provincial HST rebate for new homes (the “Proposed Rebate”) purchased between April 1, 2026 and March 31, 2027, which Proposed Rebate is not restricted to first time home buyers. The Federal FTHB Rebate, Provincial FTHB Rebate and/or Proposed Rebate are collectively called the “Other Rebates. If, by the closing date, the Vendor is satisfied that the Other Rebates and the existing provincial HST rebate are available to the Purchaser and applicable to this transaction, at the sole and absolute discretion of the Vendor: then, in addition to the assignment of the existing provincial HST rebate, the Purchaser shall also assign such of the Other Rebates that it is eligible to receive and capable of assigning to the Vendor, in accordance with the provisions set out in the agreement of purchase and sale and the Purchaser shall receive a credit in its favour on closing in respect of any of the Other Rebates which the Purchaser has assigned to the Vendor. Eligibility for rebates are determined by the Government of Canada and the Province of Ontario.
