Condo vs Townhome in Mississauga: Choosing at Whitehorn Woods

Choosing between a condo and a townhome in Mississauga comes down to how you will own the home, how much space you need, who will live there and what it costs to run, more than to the shape of the building. At National Homes, our community there, Whitehorn Woods, is townhomes rather than a condo tower, and its three collections, Orchard, Haworthia and Panergy, each answer that choice in a different way. Below, we explain the ownership terms as Ontario's condominium authority defines them and offer five questions to guide your decision. No prices are quoted.

Key takeaways

  • "Condo" is a form of ownership, not a building shape, per the Condominium Authority of Ontario (CAO).
  • A standard condominium has units; a common elements condominium has none, only shared parts tied to owners' parcels of tied land (POTL) (CAO; Government of Ontario).
  • Whitehorn Woods is in its final release: townhomes with 3-4 bedrooms, "up to 2,220 sq.ft." and "Finished Basements included in all plans".
  • Our Whitehorn Woods page states: "Whitehorn Woods Townhomes are Freehold with a common element road." Confirm any home's tenure in its agreement of purchase and sale.
  • Sales office: 5934 Saigon St., Mississauga, 647-294-7290.

New condo developments: where we fit

If you are searching this city for new condo developments, here is the straight answer: Whitehorn Woods is townhomes, not condominiums. It is our "Final Opportunity" there, and "The final Release is now selling, including Move-In Ready Homes so you can move in now or move later".

Our condominium suites are in other cities: Northshore Condos and Towns in Burlington's LaSalle neighbourhood, and DUO Condos and Towns, two towers on Steeles Avenue West in Brampton.

Freehold townhome vs condo townhome: what is the difference?

The Condominium Authority of Ontario's buyers' guide begins its introduction: "When most people hear the word “condo” they may think of a single residential tower or maybe a townhouse, but what “condo” really refers to is a specific kind of real estate ownership structure that involves shared ownership of common elements and community decision making."

A townhome in a standard condominium. This is "the most common type of condo corporation in Ontario", says the CAO, and it "has individual units and common elements which often include areas such as a foyer, exterior walls, and amenities". The guide adds: "when you purchase a condo you become part of a condo community and become responsible for paying your share of the common expenses and complying with the condo corporation’s governing documents".

A townhome on a parcel of tied land in a common elements condominium. "There are no units in this type of condo corporation, only common elements which are shared by owners of parcels of tied land (POTL) that are legally attached to the common elements," says the CAO, giving "shared roads, golf courses or ski hills" as examples. Ontario's land registration bulletin adds that the common interests "attach to freehold parcels of land"; the CAO's glossary says the owners "pay common expense fees".

A freehold townhome outside any condominium. The CAO contrasts condo ownership with owning "a traditional house". With no condo corporation, there are no condo common expenses, governing documents or board elections; anything else registered on title is a question for your lawyer.

Standard condominium Common elements condominium (POTL) Outside any condominium
What the owner holds A unit, with a share of the common elements A parcel of tied land, with a common interest in the common elements The property, with no condo corporation
Common expense fees Yes, a share of the common expenses Yes, owners "pay common expense fees" No condo corporation to pay

The word "freehold" alone does not settle the question: the CAO also classifies condo corporations as freehold or leasehold, and "the four types of freehold condos are: standard, phased, vacant land and common elements condo corporation".

What this means at Whitehorn Woods

Our Whitehorn Woods page states: "Whitehorn Woods Townhomes are Freehold with a common element road." A particular home's tenure, what the common element road means for you as its owner, and whether any common expense fee applies are set out in its agreement of purchase and sale. Confirm them there, with our sales office at 647-294-7290, and with your own lawyer before you sign.

If you are comparing monthly costs, the CAO's guide advises: "It is important to incorporate common expense fees into your budget when considering purchasing a condo. Common expense fees may change over time depending on the needs of the condo corporation."

How do I pick between a condo and a townhome? Five questions

1. How will you own it?

Ask for the tenure in writing. The CAO says condo common expense fees may pay for "the cost of maintenance to the common elements" and "services, such as garbage or snow removal, landscaping, security etc."

2. How much room do you need, inside and out?

Compare floor plans, not categories. At Whitehorn Woods we offer "Private Garages and Backyards", and our finished basements give you room for "a kids’ zone, home office, guest suite or entertainment lounge".

3. Who will live there, now and later?

A grandparent, parent or adult child at home may need a second living area and a separate door. We designed the Haworthia Collection, below, around that question.

4. What will it cost to run?

Beyond the price, compare any common expense fee and the energy bill. See the Panergy Collection below; our sales office can explain what its energy figure is based on.

5. When do you need to move?

The final release includes Move-In Ready Homes. Our sales office can tell you which are available.
